Job Description Summary

This Building Utility (U1) is an Engineering Department staff member and provides general commercial building maintenance services and customer support by performing skilled handyperson facilities and maintenance. Examples includes basic repair to plumbing systems, lamp replacement, basic appliance repair, common area maintenance, pressure washing, and tenant service calls. The U1 reports to a Chief Engineer but will also receive numerous requests from the BSP Management Office. All Engineer staff are required to consider safety first in all aspects of performing their job, including considering the safety of our tenants. Occasional overtime may be required. Required Functional Knowledge/Skills

· General cleaning and repair work as directed

· General maintenance non-hazardous work in electrical

· Changes light bulbs

· Carpentry

· General plumbing troubleshooting and repair

· Basic HVAC skills a plus

· Exceptional customer service skills

· Excellent verbal communication skills

· Extensive use of hand tools and power tools required

· Multitasking required

· Excellent time management skills a must

· May be required to enroll in trades related training programs

· Must be detail oriented

Qualifications

· Basic Computer skills required

· Basic mechanical, electrical, and HVAC skills required

· Must have a valid driver license along with a clean and safe DMV record

· Adheres to local, state, federal, and environmental codes, and regulations

· Has reliable transportation

· Has excellent customer service skills

· Communicates clearly and in a professional manner

· Must be reliable and punctual

· Maintains a professional appearance

· Will participate in training and educational programs

· Flexible and collaborative work style, able to build strong relationships with team members and coworkers, share knowledge and be willing to learn from others

Education and Experience Requirements

· High school diploma

· 3+ years facilities experience preferred

Work Environment and Physical Demands

· Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes

· May be exposed to high places, toxic or caustic chemicals, risk of electrical shock, and loud noises

· Vision requirements include both close range and long distance

· Must be able to lift 50lbs

· Must be able to climb ladders and crawl into confined spaces

· Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing

· Must be able to use hands to grip power and hand tools

Other Information

· Full time position, 40 hours/week

· Must participate in rotating on-call schedule outside building operation hours

· Occasional overtime may be required

· Local travel is expected

· Must legally be allowed to work in the U.S.
