Job Description Summary

The E1 Journeyman Building Engineer is responsible for managing and performing building systems maintenance and more complex tenant requests. The E1 accurately records and reports daily work duties in a clear, concise, and timely manner and must be available afterhours for emergencies and special assignments as needed.

The E1 has formal trade school training and certification plus significant experience in preventative maintenance and repair of building mechanical and non-mechanical systems. This individual is self-motivated, can work both independently and in a team environment.

This position may require leadership duties such as occasional oversight, training, and coaching of entry and mid-level engineers as assigned by engineering leadership. The E1 may also be assigned to advise the Construction Team with project technical support. All Engineer staff are required to consider safety first in all aspects of performing their job, including considering the safety of our tenants. Occasional overtime may be required.

Functional knowledge and skills in the following

· Computerized Maintenance Management Systems (CMMS)

· Experience and understanding of building management systems (BMS)

· Direct Digital and Pneumatic Controls programming, operations, and troubleshooting

· HVAC systems design, operations and troubleshooting including and not limited to hands on experience in the operation and maintenance of air and water source central plant and rooftop equipment, including but not limited to, chillers, compressors, boilers, cooling towers, VFDs, pumps, fans, water treatment and all other HVAC support equipment

· Refrigeration system repairs, operation, and troubleshooting

· Electrical systems maintenance, troubleshooting, repairs, and safety

· Lighting design and control systems

· Energy management best practices and current standards

· Emergency power systems including and not limited to generators, automatic transfer switches, UPS, and PDU units

· Fire alarm systems maintenance, testing and operation

· Plumbing design, troubleshooting and repair

· Building envelope including waterproofing, roofing, and special vapor barrier systems

· Lighting and ballasts

· Proficient in reading and interpreting drawings, schematics, and wiring diagrams

· Maintains an orderly shop environment

· Participates in safety programs

· Complies in procurement policies and accounting requirements

Qualifications

· Must be proficient in MS Excel, Word, and Outlook

· EPA 608 Universal Refrigeration Certification is required

· Must have a valid driver license and satisfactory DMV record

· Must comply to local, state, and federal codes and regulations

· Excellent customer service skills a must

· Must maintain a professional appearance

· Must be willing to participate in training and education

· Must exhibit good writing and speaking skills

· Must have a flexible and collaborative work style

· Must be able to effectively support other functional groups

· Must practice and promote best safety practices in all aspects of the position

Education and Experience Requirements

· High School Diploma

· 2+ years of experience as a journeyman stationary engineer

· Trade school certification in mechanical, electrical, and plumbing systems

· Related BS degree a plus

· Must be able to support other functional groups in a collaborative fashion

Work Environment and Physical Demands

· Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes

· May be exposed to high places, toxic or caustic chemicals, risk of electrical shock, and loud noises

· Vision requirements include both close range and long distance

· Must be able to lift 50lbs

· Must be able to climb ladders and crawl into confined spaces

· Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing

· Must be able to use hands to grip power and hand tools

Other Information

· Full time position, 40 hours/week

· Must participate in rotating on-call schedule outside building operation hours

· Occasional overtime may be required

· Local travel is expected

· Must legally be allowed to work in the U.S.
