Job Description Summary

The Basin Street Properties entry level Building Maintenance Engineer (E3) has exceptional customer service skills and has enrolled in a formal trade school or is receiving training from a Journeyman Engineer (E1), or mid-level Engineer (E2). The E3 Engineer is assisting with preventative maintenance and performing entry level repair of building mechanical and non-mechanical systems. This individual also provides substantial customer services and is self- motivated and can work both individually and in a team environment.

The E3 is responsible for performing basic building systems maintenance and repairs and completing tenant requests. This position will require training and coaching by higher skilled Engineers as assigned by Engineering Leadership. The E3 also manages shop inventory. The E3 documents accurately in the CMMS system and reports daily work duties in a clear, concise, and timely manner and must be available afterhours for emergencies and special assignments as needed. Occasional overtime may be required. All Engineering staff are required to consider safety first in all aspects of performing their job, including the safety of our tenants and guest.

Growing knowledge and skills in the following

· Computerized Maintenance Management Systems (CMMS)

· Fundamental knowledge and understanding of building automation systems

· General understanding of direct digital and pneumatic controls and operation

· Growing knowledge of HVAC systems design, operations and troubleshooting

· Understands water treatment chemistry, testing and operations

· Understands the refrigeration cycle with a growing knowledge of system repairs, operation and troubleshooting

· Growing knowledge of mechanical, electrical, and plumbing systems maintenance

· Fire alarm systems maintenance, testing and operation

· Waterproofing, roofing, and vapor barrier systems

· Knowledge of commercial electrical systems, including lighting and ballasts

· Emergency power systems including and not limited to generators, automatic transfer switches, UPS, and PDU units

· Able to read and interpret drawings, schematics, and wiring diagrams

· Energy management best practices and current standards

· Safety programs and best practices

· Procurement policies and procedures

Qualifications

· Must be able to function in MS Excel, Word, and Outlook

· EPA 608 Universal Refrigeration Certification preferred

· Must have a valid driver license and satisfactory DMV record

· Must comply to local, state, federal codes and regulations

· Excellent customer service skills a must

· Must maintain a professional appearance and good hygiene

· Must be willing to participate in training and education

· Must exhibit good writing and speaking skills

· Must have a flexible and collaborative work style

Education and Experience Requirements

· High School Diploma

· Enrolled in or a recent graduate of a trade school for mechanical, electrical, and plumbing systems, preferred

Work Environment and Physical Demands

· Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes

· May be exposed to high places, toxic or caustic chemicals, risk of electrical shock, and loud noises

· Vision requirements include both close range and long distance

· Must be able to lift 50lbs

· Must be able to climb ladders and crawl into confined spaces

· Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing

· Must be able to use hands to grip power and hand tools

Job Description Summary

The E2 Engineer is experienced in preventative maintenance and repair of building mechanical and non-mechanical systems. This individual is self-motivated and can work both individually and in a team environment.

The E2 Engineer performs building systems maintenance and completes tenant requests. This position may require occasional oversight, training, and coaching of entry level E3 Engineers as assigned by engineering leadership. The E2 Engineer accurately records and reports daily work duties in a clear, concise, and timely manner and must be available afterhours for emergencies and special assignments as needed. Salary depends on experience.

Functional knowledge and skills in the following

· Computerized Maintenance Management Systems (CMMS)

· Experience and understanding of building management systems (BMS- Operator Level)

· Direct Digital and Pneumatic Controls operations and troubleshooting

· HVAC systems design, operations and troubleshooting including and not limited to hands on experience in the operation and maintenance of air and water source central plant and rooftop equipment, including but not limited to, chillers, compressors, boilers, cooling towers, VFDs, pumps, fans, water treatment and all other HVAC support equipment as applicable

· Refrigeration system repairs, operation and troubleshooting

· Electrical systems maintenance, troubleshooting, repair and safety

· Emergency power systems including and not limited to generators, automatic transfer switches, UPS, and PDU units

· Lighting and ballasts

· Able to read and interpreting drawings, schematics, and wiring diagrams
