We seek a self-starting Residential Maintenance Technician with great customer service skills to join our Building Engineering team. The right person will be one that has experience within many areas of multi-family building maintenance, but also one who takes initiative with a positive attitude, pays great attention to detail, anticipates company/building needs, and is reliable in all aspects of their character and job performance.

Job Description Summary

The Residential Maintenance Technician (RMT) provides multi–family maintenance services and support for building operations of Class A apartment communities by performing routine facilities and maintenance tasks with minimal supervision. The RMT works independently and may assist other team members to successfully complete routine maintenance, unit turnover tasks, construction projects, and other items as needed. Our building maintenance staff are responsible for understanding the needs of the property and working with the Property Manager and Chief Engineer to ensure the community is efficiently and effectively functioning at optimal conditions within established operational requirements. The RME is expected to perform scheduled preventative maintenance, equipment inspections, and accurately record and report daily work duties in a clear, concise, and timely manner. Building engineers consider safety first in all aspects of performing their job, including the safety of tenants and their visitors. The RME, when assigned by the Chief Engineer, will participate in a rotating on–call schedule for after–hours issues. Occasional overtime may be required and must be approved in advance or meet special conditions as determined by the Chief Engineer or Residential Property Manager.

Required Functional Knowledge/Skills

· Manage, multi-task and complete work order requests to completion

· Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work

· Strong communication with residents and the property management team is a must.

· Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, performing general cleaning, and painting curbs and signage as needed

· Place supply orders and manage inventory

· Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.

· General electrical maintenance, troubleshooting and safety

· General plumbing troubleshooting and repair

· General maintenance and repair of HVAC, filters, pumps and fans

· General appliance troubleshooting and repair

· General illumination, lighting and ballast troubleshooting and repair

· General interior and exterior painting and carpentry work

· General recordkeeping or periodic maintenance, code compliance and life safety testing.

· Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked

· Read and interpret facility drawings, equipment schematics and wiring diagrams

Qualifications

· Basic computer skills, Microsoft Office, Appfolio and/or Yardi experience.

· Multifamily

· Must have a valid driver license along with a clean and safe DMV record

· Must comply with local, state, federal, and environmental codes and regulations

· Must have reliable transportation to meet daily work requirements

· Excellent customer service skills and a professional communication manner

· Must be reliable, punctual, and must always maintain a professional appearance and conduct.

· Exhibit proficient communication skills and interpersonal skills

· Flexible and collaborative work style, able to build strong relationships with team members and coworkers, share knowledge and be willing to learn from others.

· Must be proficient in math

· Will provide friendly and professional tenant services support

· Must maintain and promote safety practices in all aspects of the position

Education and Experience Requirements

· High school diploma

· 3–5 years residential multi-family experience

Work Environment and Physical Demands

· Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes ranging from freezing to extreme heat

· May be exposed to high places, chemicals, risk of electrical shock, and loud noises. PPE strictly practiced.

· Vision requirements include both close range and long distance vision

· Must be able to lift up to 50 lbs.

· Must be able to climb ladders and crawl into confined spaces

· Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing

· Must be able to use hands to grip power and hand tools

Other Information

· Full time position, 40+ hours per week

· Must participate in rotating on–call schedule outside building operation hours

· Occasional overtime may be required

· Local travel is expected

· Must legally be allowed to work in the U.S.
